Project Deliverables

Floor Plans and Reflected Ceiling Plans:

Accurate as-built floor plans and reflected ceiling plans prepared from high-density LiDAR scan data. These drawings document the existing site conditions and provide a reliable starting point for renovation planning, tenant improvements, interior design, construction coordination, and permit-related work.

Floor plans typically include walls, room layouts, doors, windows, major openings, stairs, fixtures, millwork, and other visible building elements. Reflected ceiling plans can include ceiling layouts, bulkheads, ceiling height changes, light fixtures, diffusers, grilles, exposed structure, and other visible overhead conditions.

Pricing is based on the total area, site complexity, required drawing detail, ceiling complexity, and whether floor plans, reflected ceiling plans, or both are required.

Point Cloud / E57:

High-density, colorized point cloud data captured with LiDAR scanning and delivered in usable project formats such as E57, LGS, PTS, or other required file types. The point cloud provides a detailed digital record of the existing site conditions for measurement, verification, documentation, coordination, and future reference.

This deliverable is commonly requested as a standalone file package by architects, designers, engineers, and contractors with in-house drafting, modelling, or BIM capabilities. It is also often required when producing as-built floor plans, reflected ceiling plans, Revit/BIM models, or other scan-based documentation.

Pricing is based on the area scanned, number of scan positions, site access, registration effort, file preparation, delivery format, and whether viewer setup or project organization is required.

Revit / BIM Models

Scan-based Revit and BIM models developed from the point cloud to support design, coordination, renovation planning, and existing-building documentation. These models help project teams work from accurate existing conditions instead of relying on outdated drawings, rough measurements, or assumptions.

Depending on the project scope, Revit models can be prepared at different levels of detail. This may include architectural elements such as walls, floors, ceilings, doors, windows, stairs, columns, and major visible building components. More detailed scopes may include additional visible structural or MEP elements where required.

Pricing is based on the size of the building, complexity of the space, required level of detail, number of modelled elements, discipline requirements, and final file delivery expectations.

3D Modelling

Professional 3D modeling prepared to help visualize, document, and communicate existing site conditions. This service is useful when a project requires a clear three-dimensional understanding of the space, but does not necessarily require a full Revit or BIM workflow.

3D models can support design review, client presentations, planning discussions, coordination between project stakeholders, and visual understanding of complex areas. They can also help communicate existing conditions more clearly than 2D drawings alone.

Pricing is based on the size and complexity of the area, level of detail required, intended use of the model, amount of visible information to be represented, and the final file format or delivery method required.

Custom Drafting & Permit Drawings

Custom drafting and permit-ready drawings prepared for renovations, additions, tenant improvements, and other project-specific requirements. This service is typically developed through a 3D-model-first workflow, where the proposed design is built digitally and then used to generate the required 2D drawings, sections, elevations, views, and construction details.

This approach gives clients more than a standard 2D drawing package. The 3D model helps clearly explain what is being built, while the 2D drawings provide the organized documentation required for development permit and building permit submissions.

Pricing is based on the project scope, number of drawings required, level of design development, permit requirements, drawing complexity, amount of information available at the start, and the amount of coordination needed to complete the package.
